Services

Whatever part of the scope you need covered.

We size the engagement to the job. Some customers hand us the controls section of a spec and want it back commissioned. Others buy hardware and engineering and run their own crew. Both are normal here.

Turnkey

Turnkey controls packages

The whole job, built around the client rather than pulled off a shelf. We start from your drawings and your spec, agree on what the system has to do, and carry it all the way through commissioning and owner training.

The scope is written down before anything is ordered, so the number you get is the number you pay unless you change what you asked for. Where a scope genuinely cannot be known up front, we say so and price that portion by the hour instead of padding a lump sum.

You get the drawings, the station backup, and the credentials at closeout. It is your building and your system. We are not interested in holding either hostage.

Supply plus engineering

Parts and smarts

You have installers. You do not have a controls engineer, or the one you have is already on three other jobs. We supply the hardware and the intelligence that makes it work, and your crew does the pulling and mounting.

Everything arrives configured. Controllers are addressed, stations are loaded, and the wiring diagram in the package matches the labels on the terminals. Your electrician lands wire against a drawing instead of guessing.

When you are ready for startup we come back, or we walk it with you remotely. You are not left holding a box of parts and a login.

What ships
  • Controllers, sensors, transmitters, valves, actuators, and dampers
  • JACE controllers pre-loaded with the station and licensed correctly
  • Network gear, repeaters, and terminations for MS/TP and IP trunks
  • Written sequence of operation matched to the spec
  • Point list, wiring diagrams, and a submittal package
  • Bill of materials you can price and reorder from
Startup options
  • Remote startup support while your tech is on site
  • On-site startup and checkout by our engineer
  • Scheduled return visit once installation is complete
Fabrication

Custom panel builds, FAT tested

Panels are built in the shop to a drawing set, then powered and exercised on the bench before they ship. Inputs are simulated, outputs are commanded, communications are proven, and the test record travels with the panel.

Factory acceptance testing is not an upcharge here. A panel that fails on a bench costs an hour. The same panel failing in a mechanical room on a Friday costs a trip, a crane, and a schedule.

Panel types
  • Air handler and rooftop unit control panels
  • Central plant panels: boilers, chillers, pumps, and headers
  • JACE and supervisor enclosures with network distribution
  • Terminal unit and zone panels for repeatable rollouts
  • Retrofit panels sized to the space that actually exists
  • Refrigeration and specialty equipment interfaces
Verification

Point-to-point checkout

Every input and every output gets verified twice: once at the device and once at the graphic. A sensor is not done because it reads a number. It is done when the number is right and the point on the screen is the device you are standing next to.

This is the step that gets skipped when a job runs late, and it is the reason systems get handed over with a fan status wired to the wrong starter and a valve stroking backwards. We do not skip it, and we hand you the record.

We will also perform checkout as a standalone service on somebody else's installation, if you need an independent set of eyes before you accept a system.

Integration

Integration and retrofit

Our specialty is the Tridium Niagara Framework, which is the practical answer to a building with five vendors in it. Niagara is vendor-neutral by design, so the front end you end up with is not a lease on somebody else's ecosystem.

Most retrofits do not need a rip and replace. If the field devices are healthy and the wiring is sound, the money belongs in the head end and the integration, not in tearing out sensors that work.

Protocols
  • BACnet MS/TP and BACnet IP
  • Modbus RTU and Modbus TCP
  • LonWorks and legacy proprietary drivers
  • SNMP, oBIX, and web service integrations
  • Meter, generator, and refrigeration rack interfaces
Common scopes
  • Niagara AX to N4 migration with graphics rebuilt, not just converted
  • Legacy front-end replacement keeping existing field devices
  • Multi-building supervisor rollups with a single operator view
  • Portfolio standards so every building looks and behaves the same
  • Adding a new building or wing to an existing system
Operator interface

Graphics and dashboards

Graphics get built for the person who has to drive them at two in the morning, not for the screenshot in the closeout binder. That means status you can read at a glance, navigation that matches how the building is actually organized, and alarms that only fire when somebody needs to do something.

We work to an owner's published graphics standard where one exists, and we build templates so the twentieth air handler drops in without a redesign.

Deliverables
  • Equipment graphics with live values, setpoints, and overrides
  • Floor plans and site overviews with drill-down navigation
  • Templated Px pages that scale across identical equipment
  • Alarm classes and priorities tuned to operator response
  • Trend groups and reports set up before handover, not after
  • Mobile-legible layouts for techs in the field
Support

Service and maintenance

Strong systems need strong support. A control system drifts: overrides get left in, schedules get changed for one event and never changed back, a sensor fails and the sequence quietly compensates around it for two years.

Preventive maintenance catches that. We will service systems we built and systems we inherited, including ones the original contractor has walked away from.

Coverage
  • Scheduled preventive maintenance visits
  • Emergency response and troubleshooting
  • System health checks: overrides, stale points, failed devices
  • Backup verification and disaster recovery planning
  • Software and firmware updates on a managed schedule
  • Operator refresher training as staff turns over
  • 24/7 emergency availability
Optimization

Energy management and analytics

The cheapest energy project is usually the equipment you already own, run properly. Before anyone sells you new hardware, it is worth finding out what the existing system is doing when nobody is watching it.

We set up trending and metering so the answer comes from data instead of opinion, then tune the sequences that are costing money.

Scope
  • Metering integration and consumption trending
  • Scheduling, setback, and optimal start tuning
  • Economizer and reset strategy verification
  • Simultaneous heating and cooling detection
  • Runtime tracking and equipment rotation
  • Reports the facility team will actually open

Not sure which of these you need?

Send what you have. Plans, a spec section, an equipment list, or just a description of what is not working. We will tell you what the scope actually is before we price it.
