For controls contractors and integrators

You sold the job. We will engineer it.

Contract Niagara programming, custom logic, sequences of operation, and panel design, delivered under your name, on your standards, to your schedule. On this side of our business we work for controls companies only, and we never talk to your customer.

The part you actually care about

We are not going to take your customer.

The first question every integrator asks is the honest one: you do your own turnkey work, so why would I let you near my account? Fair. Here is exactly how we answer it.

Our subcontract carries a written non-solicitation covering your customer and their end user, for the term of the agreement and afterward. We do not contact them, we do not market to them, and we do not bid work at a site you brought us. If you want our name off the deliverables entirely, that is the default, not an upcharge.

We will also tell you where our own turnkey work lives so you can decide whether there is any overlap at all. If there is, say so up front and we will pass on the job rather than take it and create a problem for both of us.

Who this is for

The second shift your schedule needs.

Every controls company has the same problem: the backlog is full of small jobs that are too much work to fit in and too little money to hire for. That is the work we take.

Type AIntegrators

Systems integrators

One or two Niagara people, five jobs in flight, and a retrofit that keeps sliding.

  • Overflow station engineering during crunch
  • Coverage while a programmer is out or between hires
  • The one-off building that does not fit your standard
Type BMechanical

Mechanical contractors

You own the equipment scope and inherited the controls scope with it.

  • Sequences of operation written to spec
  • Full controls package: points, panel, program, graphics
  • Submittal-ready drawings and point lists
Type CPanel shops

Panel builders and OEMs

You can build anything. You just need someone to decide what goes in it.

  • Panel layouts, wiring diagrams, terminal schedules, BOM
  • Pre-loaded, pre-configured JACE ready to ship
  • Repeatable equipment templates for production runs
Scope of services

Everything between the spec and the commissioning.

Priced by the job wherever the scope is knowable, hourly when it is not. Deliverables arrive as a station backup, a drawing set, and a handoff document your tech can read on the roof.

01Station

Station build and standardization

A complete, tested station handed over as a backup, not a half-built shell.

  • Device discovery, point mapping, naming conventions
  • Equipment templates that repeat across identical units
  • Schedules, alarms, histories, and users configured
02Logic

Custom logic and program objects

The block that does not exist yet, written so the next engineer can read it.

  • Program objects and reusable custom blocks
  • Complex staging, rotation, and reset strategies
  • Commented, documented, and handed over as source
03Sequences

Sequences of operation

Written to the spec, in sentences an engineer will approve without three rounds.

  • Narrative sequences for submittal
  • Point lists that match the sequence and the panel
  • Functional test procedures for the commissioning agent
04Panels

Panel design and wiring diagrams

A drawing set your panel shop can build from without calling you twice.

  • Layouts, schematics, and terminal schedules
  • Bill of materials priced from real availability
  • Fabrication in our shop if you want the panel too
05Graphics

Graphics and dashboards

Px pages built to your graphics standard, or to your customer's.

  • Templated equipment graphics that scale
  • Site overviews and floor plan navigation
  • Rebuilt AX graphics rather than converted ones
06Migration

Integration and migration

The legacy device nobody wants to touch, and the AX station that is out of runway.

  • Niagara AX to N4 conversion and cleanup
  • Third-party driver integration and point mapping
  • Multi-building supervisor rollups
07Triage

Emergency triage

Something is down, your programmer is on another site, and the customer is calling.

  • Remote session started within hours, not days
  • Root cause identified and written down
  • Fix implemented or handed back with instructions
08Closeout

Documentation and closeout

The part everyone underbids and nobody wants to do at eleven at night.

  • As-built drawings and updated point lists
  • O&M documentation and training material
  • Backup files and a handoff document
09Retainer

Standing capacity

A block of engineering hours reserved every month, so you can sell against it.

  • Reserved hours that roll over one month
  • Priority scheduling ahead of one-off requests
  • A known cost you can carry in your overhead
How it works

Four steps, no discovery calls you did not ask for.

  1. Send the scope

Drawings, a spec section, a point list, or a station backup. Whatever you have. Mutual NDA signed the same day if you need one first.

  2. Fixed quote in 24 hours

A written scope, a fixed number, and a delivery date. If the scope genuinely is not knowable, we tell you which part and quote that portion hourly.

  3. We build it offline

Work happens in our shop against your standards. Progress updates at agreed points, not a stream of questions. You stay on your own jobs.

  4. You commission, we stand by

You take the station to site under your own name. We stay reachable during your startup window, and we fix anything that traces back to our work.

Pricing

Fixed fees where the scope is knowable. Hourly where it is not.

You are reselling this work, so the rates are set to leave real margin when you mark it up to your customer. The full rate card goes out as a PDF the same day you ask for it, with the fixed-fee packages, the hourly tiers, and the retainer pricing on one page.

Station Starter

A complete, tested station for a single small building, ready for you to commission.

  • Device discovery and point mapping
  • Equipment templates and standard naming
  • Schedules, alarms, histories, and users
  • Basic graphics set
  • Backup file and handoff document
RetainerMonthly block

Standing capacity

Reserved engineering hours every month, priced below the one-off rate.

  • Block of hours held for you
  • Unused hours roll one month forward
  • Priority ahead of one-off requests
  • Cancel with 30 days notice
UrgentFlat block

Emergency triage

A remote session started fast, with a written root cause at the end of it.

  • Remote access within hours
  • Diagnosis and written findings
  • Fix applied, or instructions handed back
  • Additional work quoted before it starts

What is on it

  • Hourly tiers: standard engineering, drafting, advanced work, rush, on-site
  • Fixed-fee ranges for sequences, graphics, panel design, and AX to N4 conversion
  • Station Starter scope and price, plus the per-template add
  • Retainer tiers and what the reserved block buys you
  • Terms: what is billable, what is not, and how change orders work

Ask and it goes out today

Tell us roughly what kind of work you would send us and we will send the current rate card back the same business day. No call required first, and no drip sequence afterward.

Objections, answered

Yes, we have thought about your customer list.

You do turnkey work yourselves. Why would I hand you my account?

Because the subcontract says we cannot go near it. A written non-solicitation covers your customer and their end user during the agreement and after it. We do not contact them, market to them, or bid work at a site you brought us.

If you would rather not test that, tell us the account and the geography up front and we will decline the job instead of taking it. A single subcontract is not worth a reputation in a market this small.

Whose name goes on the work?

Yours. White-label is the default. Drawings come in your title block, deliverables carry your branding, and there is nothing in the station identifying us unless you ask for it.

What if the job goes sideways at startup?

We stay reachable through your startup window and we fix anything that traces back to our work at no charge. What we will not do is absorb field problems that came from installation or from devices we never touched. That line gets drawn in the quote, not in an argument afterward.

Do you need our Workbench license, or do you have your own?

We carry our own tooling for development work. Where a job requires working on your licensed platform or your customer's, we follow whatever the license terms and your own agreements with Tridium require, and we confirm that in writing before starting.

How fast is a quote?

Within 24 hours of receiving enough to scope it. If we need something else to price it properly, you will hear that within a few hours rather than at the end of the day.

Do you sign our subcontract, or do you have your own?

Either. We are used to signing a customer's subcontract, and we carry NDAs, certificates of insurance, and W-9s ready to go. If you need us added to a project insurance requirement, tell us the limits and we will confirm we can meet them.

Send us a job

Tell us what is stuck. We will price it by tomorrow.

Mutual NDA signed same day if you need one first.

Got it. Thank you.

Your scope is in. We will come back with a price, usually inside 24 hours. If you asked for the rate card it goes out the same business day.
