Building automation and systems integration

Parts and smarts, from one contractor.

Triarii Controls designs, builds, programs, and commissions complete building automation systems. Hardware and engineering. Custom panels and the sequences that run them. Point-to-point checkout and a turnkey handover. One scope, one number, one company accountable for the result.

What we deliver

Three ways to buy the same expertise.

Some customers want the whole scope handed over working. Some already have installers and just need the hardware and the brains behind it. Some have a building full of equipment that will not talk to itself. We are set up for all three.

02Supply + engineering

Parts and smarts

You have installers and you have a schedule. We supply the hardware and the engineering behind it, then step back in for checkout and startup.

  • Controllers, sensors, valves, actuators, and network gear
  • Pre-loaded and pre-configured JACEs, ready to mount
  • Sequences of operation written to the spec
  • Point lists, wiring diagrams, and submittal packages
  • Remote or on-site startup support when you are ready
03Integration

Integration and retrofit

Vendor-neutral by design. If it speaks a protocol, we can pull it into one front end instead of leaving you with five logins and four service contracts.

  • HVAC, refrigeration, lighting, metering, and generators
  • Legacy front-end replacement without ripping out field devices
  • Niagara AX to N4 migrations
  • Multi-building supervisor rollups and dashboards
  • Energy trending, alarming, and reporting
Who we work with

The controls scope should not be the one that slips.

Most of our work arrives through people who own a bigger scope and inherited the controls with it. We are used to being the last trade on site and the first one called when a sequence does not behave.

Type AMechanical

Mechanical contractors

You sold the equipment and the spec handed you a controls section written by somebody else. We take that section off your plate at a fixed number.

  • Full controls package priced against your bid documents
  • Submittal-ready drawings under your title block if you want them
  • Coordination with your foreman, not around them
  • We answer to you, not to the owner behind you
Type BGC / CM

General contractors and CMs

A controls subcontractor who shows up to coordination meetings, sends real submittals, and closes out with documentation that passes.

  • Schedule-driven, with realistic lead times quoted up front
  • Clean RFI and submittal turnaround
  • Commissioning agent support and functional test witnessing
  • O&M manuals, as-builts, and owner training at closeout
Type COwners

Owners and property managers

Buildings that already have controls and need them to work: supermarkets, offices, multifamily portfolios, and light industrial.

  • Service, preventive maintenance, and system health checks
  • Energy optimization on equipment you already own
  • Front-end modernization without a full rip and replace
  • Standards that carry across a portfolio, not one-off stations
How a turnkey job runs

Eight steps, and you can see every one of them.

This is the sequence for a full controls package. Smaller scopes drop the steps that do not apply, but the checkout and the closeout never come off the list.

  1. Scope and design

We read the mechanical drawings and the spec, then sit down with you and decide what the system actually needs to do. Point count, controller layout, network topology, and the sequence of operation get settled before anything is ordered.

  2. Submittals and drawing set

Product data, point lists, panel layouts, wiring diagrams, and the written sequence. Issued in a package an engineer can review and stamp without a back-and-forth over missing sheets.

  3. Panel fabrication

Panels are built in our shop, not on a ladder in a mechanical room. Every conductor is landed, labeled, and matched to the terminal schedule in the drawing set.

  4. Factory acceptance testing

Panels are powered, loaded, and exercised on the bench before they ship. Inputs are simulated, outputs are toggled, and communications are proven. Problems get found in the shop where fixing them costs an hour instead of a trip.

  5. Installation and coordination

We mount, wire, and network the system, or we support your installers doing it. Either way we are in the coordination meetings and on the schedule you are actually working to.

  6. Point-to-point checkout

Every input and every output verified at the device and at the graphic. Sensors read true, valves stroke the right direction, and the point that says fan status is reading the fan and not the starter next to it. Documented, point by point, and handed over with the closeout.

  7. Programming, graphics, and commissioning

Logic built to the approved sequence, graphics that an operator can actually drive, alarms that mean something. Then functional testing with the commissioning agent, mode by mode.

  8. Closeout and training

As-built drawings, station backups, O&M documentation, and hands-on training for the people who will live with the system. You get the credentials and the backup file. It is your building.

Custom panels

Every panel leaves the shop already proven.

We build custom control panels to your drawings or ours, and none of them ship untested. Factory acceptance testing is standard on every build, not a line item you have to ask for.

Build

Built to the drawing set

  • Layouts, schematics, and terminal schedules issued before fabrication
  • Labeled conductors and printed terminal markers throughout
  • Controller, power, and field wiring separated and dressed
  • Spare capacity sized in, so the next phase does not need a new can
Test

FAT before it ships

  • Powered up and megged, then loaded with the actual station
  • Inputs simulated across range, outputs commanded and verified
  • Network trunks proven, addressing set and recorded
  • Test record travels with the panel
Ship

Ready to land

  • Arrives pre-programmed, so startup is checkout and not construction
  • Drawing set in the door pocket, backup file in your hands
  • Repeatable builds for multi-unit and multi-building jobs
  • Retrofit cans that fit the space you actually have
Selected work

Field-built, not classroom-built.

Project details are described generically where client agreements require it. We are happy to walk through specifics and provide references on a call.

Commercial towerManhattan

Occupied floor retrofit

Water source heat pumps and a dedicated outdoor air unit on a tenant floor, cut over in an occupied building on a night and weekend schedule.

  • Phased cutover with no loss of conditioning during business hours
  • New controllers integrated into the existing building supervisor
  • Full point-to-point checkout on each unit before turnover
Public portfolioMulti-building

Standards-governed integration

A multi-building residential portfolio integrated to a published agency standard, where naming, graphics, and alarming were dictated by the owner.

  • Identical station structure repeated across every building
  • Owner naming convention enforced down to the point level
  • Documentation package built for a reviewer, not for us
InfrastructureAviation

Operator graphics package

A graphics and dashboard package for airport ground infrastructure, built for operators watching many assets at once rather than engineers reading a schematic.

  • Status-at-a-glance overview with drill-down to the asset
  • Alarm presentation tuned to what the operator can act on
  • Consistent templates so a new asset drops in without redesign
Next step

Send us the drawings. We will send back a number.

Plans and specs, an equipment list, or a photo of the panel that is giving you trouble. Whatever you have is enough to start.
