When reliability matters most.
In the Roman legion, the Triarii were the veterans. They were held in reserve and committed when the line was in trouble, which is how the phrase "it comes down to the Triarii" came to mean the situation had gotten serious. We took the name on purpose.
A building automation company that came up in the field.
Triarii Controls is a New Jersey building automation contractor specializing in Tridium Niagara integration. We engineer control systems that unify HVAC, refrigeration, lighting, and energy management into a single platform, and we take them from the drawing set through commissioning and training.
The work has taken us through supermarkets, commercial towers, public housing portfolios, and transportation infrastructure. That range is deliberate. A supermarket teaches you what a refrigeration rack does to a building's load. An occupied tower teaches you how to cut over a floor without anybody noticing. A portfolio on a published owner standard teaches you to build the same station twenty times without drifting.
Our mission is straightforward: deliver building automation with veteran precision and modern intelligence, so our clients end up with smarter systems, stronger performance, and something that still works in year five.
Four things we do not negotiate on.
These are not slogans. They are the specific habits that decide whether a controls job goes smoothly or turns into a punch list nobody wants to own.
The scope gets written down
Before anything is ordered, we agree in writing on what the system does, what is included, and what is not. Change orders should come from changes, not from ambiguity somebody left in on purpose.
Nothing ships untested
Panels get factory acceptance tested. Stations get exercised before they go on site. Every point gets a point-to-point checkout. We would rather find it on a bench than in front of your customer.
You own your system
Backups, credentials, drawings, and documentation are handed over at closeout. We want the next call to be because you want us, not because you are locked in.
The documentation is real
As-builts that match the building, a sequence written in sentences, and a handoff document a technician can read on a roof. Closeout is part of the job, not an afterthought.
Niagara first, but not Niagara only.
Our specialty is the Tridium Niagara Framework, because it is the one platform that treats every other vendor as an equal citizen. Our team is trained across a wide range of building automation products and works with whatever is already in the building.

Buildings that cannot afford to be down.
Retail and grocery
Refrigeration, HVAC, and lighting on one front end, where a failure is inventory loss.

Multifamily and public
Portfolio-wide standards, repeatable stations, and documentation built for review.
Infrastructure
Transportation and light industrial facilities with operators watching many assets.
Tell us what the building is doing.
New construction, a retrofit, or a system somebody else walked away from. We are comfortable with all three.
